Technical matters relating to the construction of the resort are dealt with by Philip Wright, through managing the architectural team and close on site supervision of the contractor. Philip, a Chartered Surveyor in the UK is also qualified as a technical architect in Spain, which means that if you’re finding it difficult to visualise anything about your dream home he’ll be able to help.
General Sales Information
The sales contract will be carried out in Euros; the Sterling figures are examples for illustration purposes only.
Payment terms
€3000 euros reservation fee. Payment 1, 20% deposit (minus reservation fee) within 28 days of execution of the contract. Payment 2, 80% on completion.
Mortgages
All the properties come with an 80% euro mortgage available (subject to status). This has been arranged with the reputable BBVA (Banco Bilbao Vizcaya Argentaria), one of the largest banks in the world. The facility is a variable rate capital and interest loan. Guarantees
Bank guarantees will be provided for 90% of the contract price, clients are responsible for the fees incurred in issuing a bank certificate of guarantee in accordance with the charges laid down by the company's bankers. The certificate will be issued on receipt of 40% of the contract value. Subsequent payments will be given a separate certificate of guarantee as and when the company receives payments.
In accordance with new legislation "Law 38 / 5th November 1999 The Spanish Law for Regulation of Construction" the project will be covered under the following insurance guarantees. Completion payments will not be authorised by the Notary until these insurance certificates are attached to the escritura.
1 Year Guarantee
For the material damages or defects in the carrying out of the building work, visible within the period for one year after the acceptance of the work that has taken place.
3 Year Guarantee
For the damages that may appear in the building due to defective or faulty construction elements and installations which do not fulfil the habitability requirements.
10 Year Guarantee
For the material damages that may appear in the building due to defective or faulty construction which affects the foundations, supports, beams and the general structure of the building or its mechanical resistance and stability.
